Airbnb management

Full Airbnb management in Prague

For owners who want to let an apartment on Airbnb without spending their days on guest messages, the calendar, cleaning and the small operational problems that come with short stays. We take over the running of the unit itself, not general property management.

Who full management suits

Management makes sense when an apartment is let on a short-stay basis and the owner would rather not be the first person answering guests, sorting out a door code and chasing cleaning between bookings.

We set management up for a single apartment or for a whole Airbnb portfolio. Depending on the scope we can take on guest communication, cleaning and linen coordination, pricing and the daily rhythm of the operation. We do not manage long-term tenancies, apartment buildings or ordinary residential lettings outside Airbnb.

Taking over an existing apartment or portfolio

Most often we take over a unit that is already live on the platform, with a calendar, furnishings and review history in place. The first step is understanding how the listing is set up, where the access points are and which parts of the operation the owner is still holding.

With a portfolio we take units on one at a time. We do not take a whole portfolio at once without a site visit, access and a written agreement on what the fee covers and what is billed separately. A brand-new unit with no interior yet starts with getting the apartment ready, and management follows.

Communication, bookings and pricing

Guest communication

We handle messages before arrival, during the stay and after departure, to the extent that suits the unit. The point is that every guest knows how to get in and who to contact.

Bookings and the calendar

We watch availability, blocks, overlaps and the basic calendar settings. The owner still decides on longer closures, personal stays and the house rules that appear in the listing.

Dynamic pricing

Rates are adjusted for the season, demand and the limits you set, such as a minimum per night. It is an operational setting that can be changed as you go.

Check-in, check-out, cleaning and repairs

Check-in and check-out

We coordinate access, arrival instructions and departures so there is enough time left for the clean. How the lock or key box works is set up around whatever the unit already has.

Cleaning, linen and consumables

Cleaning, laundry and consumables are organised as part of running the unit, but they are not covered by the fee and are billed separately. A fee from 20% of accommodation income does not normally include cleaning, linen or consumables.

Faults and repair coordination

When the cleaning team or a guest reports a fault, we pass it on and arrange a repair with an agreed tradesperson or with your own contact. Materials and trade work are a cost of running the unit and are not buried in the fee.

Reporting to the owner

An owner should know what is happening in the apartment: bookings, significant faults, unusual costs and anything that has been replaced. We agree the frequency and format at the start, typically as a regular summary.

We do not produce investment statements or tax returns. Reporting exists so the owner can see what happened in the unit and what is being paid outside the management fee.

How we get started

The first job is to be clear about the unit, the access and where each side’s responsibility sits.

  1. Tell us about the unit or portfolio: the address, the capacity, whether the listing is already live and who currently handles cleaning and guests.
  2. We arrange a site visit and calendar access to the extent needed to assess how the unit runs.
  3. We put in writing what the fee covers, what is billed separately and how you will receive reports.
  4. We take over communication, cleaning and check-in. Only from that point does CleanStay answer guests on your behalf.

What affects the management fee

Airbnb management from 20% of accommodation income. The calculation is based on accommodation income received for bookings. The exact calculation base forms part of the contract.

  • the number of units and whether they sit at one address or across a portfolio
  • the capacity of the apartment and how often guests change over
  • how much communication, check-in and operational coordination is involved
  • how complicated access is, and any repairs, which are billed separately
  • which tools and platforms the unit already uses

Why talk to CleanStay

The work is done by our own employees and the team scales to the size of the portfolio. We manage Airbnb units only, with the cleaning, linen and guest communication we already know from running them day to day.

If all you need is cleaning between guests, Airbnb cleaning is enough on its own. If the apartment is not furnished yet, the starting point is getting the interior ready.

Frequently asked questions

Who is Airbnb management for?

Owners of apartments let on a short-stay basis who would rather not deal with guests, the calendar and cleaning every day. It is not management of long-term tenancies or apartment buildings.

Can you take over a unit that is already live on Airbnb?

Yes. We start by checking access, the calendar and how the unit currently runs. Portfolios are taken on unit by unit, not all at once without a site visit.

Does the fee cover cleaning and linen?

No. A fee from 20% of accommodation income does not normally include cleaning, laundry, consumables, repairs, new furnishings, platform fees, utilities or design. The scope of management and the basis of calculation are confirmed in the contract.

Do you guarantee occupancy or a higher yield?

No. We set up the operation and the rates within the limits the owner sets. The result depends on the location, the unit, the season and the listing rules, not on a promise from a manager.

Who pays for repairs?

We coordinate the fault. The tradesperson and the materials are a cost of running the unit unless we agree otherwise.

How often will I get a report?

We agree the frequency when we start. It is an operational summary of bookings, faults and unusual costs, not a tax statement.

How does management differ from cleaning alone?

Cleaning on its own does not touch guest messages or the calendar. Management takes those on and folds cleaning into the wider operation.
